Searching For a New Home?

The Owensboro Real Estate market is ever changing, but I’m here to help you navigate through it! Buying a home is a huge decision and one that needs to be handled with care. I am here to guide you through the process and protect you in all situations. First, I’ll help you find a great lender who can help you with financing. Then we can pick out the best home that meets your needs. And finally, I’ll carry you through the paperwork and scheduling involved after our contract is accepted. how it works



Before looking at homes, it's always best to meet with a lender to get preapproved for your loan. Contact me if you need recommendations!

Home Search

Once you're preapproved, we can look at houses in your price range. Send me anything you like and I'll also be on the hunt!

Make an Offer

Next, we will write up an offer for the house that you like. Once we have the contract accepted you will have 3 days to submit your earnest money. I'll collect that from you to put in an escrow account until closing.

Inspections & Appraisals

I'll schedule an inspector to look at the house inside and out to find any deficiencies. We can renegotiate repairs if needed. Once we have agreed on repair costs, the bank will have the property appraised. 

Underwriting & Closing

After the appraisal has been completed, we usually have a couple more weeks until the bank finishes up their work on approving the loan. When we have final approval from the bank, it's time to schedule the closing. Be sure to bring your ID and a cashier's check!

The simple answer is, yes. The physical structure of your house depreciates in value if you do not keep it well maintained. However, the ground it sits on increases in value over time. There are many factors that can affect the market value of your home, including how many other homes are for sale similar to yours, updates you’ve made, and location. Give me a call if you’d like me to give you a free market analysis of your home. 

It really depends on the buyer’s wants and needs. Older homes can provide a lot of quality materials that you don’t see in newer homes. For example, real hardwood floors, solid wood doors, and expensive woodworking details. But at the end of the day, an old house will always be an old house with old parts. When looking at an older home you need to get it inspected to make sure it has been well maintained over the years. 

Depending on what you’re looking for, it can take a pretty long time to find the perfect match. If you’re searching for a 3 bedroom, 2 bathroom home with acreage, so is everyone else in town! So, be prepared to wait a while. I’ve helped some clients for over a year before we found the best fit. So be patient, and know that something great will eventually pop up whether it’s on the  market or not. Once we start working together, make sure you call me any time you hear about a property you might like. Even if it’s a for sale by owner, or an off market property. I can help with any type of transaction!

It really depends on your situation. However, most folks like to find a place first and make their offer contingent on them selling their home. This is very common and a great way to give you peace of mind, but just have your house ready to put on the market as soon as you find the perfect place. If you write a contingency offer, it’s likely you won’t win the house in a multiple-offer situation. There are other options out there as well, so give me a call so we can discuss what works best for your situation.

Once your home is pending, it should take anywhere from 30-60 days to process the buyer’s loan. If a buyer is paying cash, the process should only take a week or two. Be sure to plan out the closing and possession date in advance to save you time and headache on the back end.
