Home Evaluation

First, an initial appointment is scheduled to look at your home and determine its market value. 

Prepping Your Home

After the initial meeting, we will create a list of items to repair and declutter in order to get your house ready to show buyers. 


Next, it's time for staging, and our photographers will take pictures and videos of your house to advertise on the MLS and all social media outlets. 

Listing Your Home

Once the pictures have been taken, it's time to set up the showing time app and put the lockbox on the door so other realtors can show your home. This makes the showing process hassle free for home owners.

Under Contract

Lastly, when you have an accepted offer it's time for us to negotiate repairs and proceed with the back half of the selling process.

The simple answer is, yes. The physical structure of your house depreciates in value if you do not keep it well maintained. However, the ground it sits on increases in value over time. There are many factors that can affect the market value of your home, including how many other homes are for sale similar to yours, updates you’ve made, and location. It really depends on the buyer’s wants and needs. Older homes can provide a lot of quality materials that you don’t see in newer homes. For example, real hardwood floors, solid wood doors, and expensive woodworking details. But at the end of the day, an old house will always be an old house with old parts. When looking at an older home you need to get it inspected to make sure it has been well maintained over the years. 

It really depends on the market and what type of home you have. For example, if you’re selling a home in a neighborhood with lots of other houses for sale, similar to yours (demand is low) it might take 1-4 months to sell in today’s market. However, if you are selling a brick home in the county with lots of acreage under $400,000, your house may only last a few days. Supply, demand, and the condition of your home play a huge factor in the amount of time your home will sit on the market. Let’s chat about how to get your house market ready!

It really depends on your situation. However, most folks like to find a place first and make their offer contingent on them selling their home. This is very common and a great way to give you peace of mind, but just have your house ready to put on the market as soon as you find the perfect place. If you write a contingency offer, it’s likely you won’t win the house in a multiple-offer situation. There are other options out there as well, so give me a call so we can discuss what works best for your situation.

Once your home is pending, it should take anywhere from 30-60 days to process the buyer’s loan. If a buyer is paying cash, the process should only take a week or two. Be sure to plan out the closing and possession date in advance to save you time and headache on the back end.
